is this because the its a demo or is it because my hex file is larger than the pic's holding area?

The demo page says it has a 2KB size limit. A 16F877 has 8KB ROM,
so you can only use 25% of it with the demo compiler.

There is a guy offering to sell me his licences to the compiler and mail me all the stuff. But its version 3.091 or something close. Does that version have any bugs you know of?

That version is very old. You can check the bug list here:

If you buy 3.091, you still can sign up for a one-year maintenance and download the latest version:

This compiler is super cheap and well worth the money. Just buy it.
